This is an extremely well designed deli located in Brooklyn. This place is "built for speed ", and the potential is limitless.
The store is 1000 square feet, and the basement is an additional 1000 square feet. There is a very large kitchen with state of the art equipment, including two walk in refrigerators, a five foot grill, stove top, oven, additional refrigeration and two separate cooking hoods (one upstairs and one downstairs). The manager's office is quite spacious, and and the entire facility is extremely clean.
There are nine years left on the lease, and the rent is very reasonable at $4,000 per month.
The current owners have very little experience in this industry and the deli is not performing anywhere near its full potential. They have only been in business for eight months, and the owners admit that they cannot handle the day to day responsibilities a deli requires. An experienced operator should easily be able to gross 40% more in revenue per year. For example, the current owners are not open on Sundays, and they close early every night at 8pm. Opening on Sunday could add an additional $50,000 a year in gross revenue, and if they stayed open until 11pm, sales would increase. If this deli sold beer, lotto, newspapers etc.. the revenue would increase as well. Deliveries and catering would also add a considerable amount to the bottom line. There are many untapped revenue streams that an experienced operator can instill to help grow the business.
