Employees are well trained and loyal. There is low turn-over from year to year. Self-directed employees can be relied on when Owner is not present. The company does hire summer seasonal staff members that return. Real Estate.
9.5 Acres that are well planned out can handle future growth. Approximately 6 acres are owned by Seller and another 3.5 acres are on long-term lease with potential to purchase. Purchase of Real Estate is not required with purchase of the business although it is highly recommended as it was designed specifically for this business with room for expansion. If the real estate is not purchased, a long-term lease will be provided at $80K/yr NNN with fair escalation and an option to purchase in 10 years at the appraised value at that time.
