The Madawala Ulpotha Estate is located at the Madawala Ulpotha Estate Village in The Madawala Ulpotha
Grama Niladhari Division in the Matale District. The property can be accessed from the Kandy-Jaffna main
road (A9) at Narangomuwa. From this point, there is a secondary road leading to the estate directly.

The 77 Acre property has been identified to have the potential for the following:
 60 Acres for Agriculture
 5 Acres for Tourism – at the highest point, the property has views of the Bowatanna Dam and the Riverston Mountain Range
 11 Acres rich in mineral deposits – dolomite, decorative stones, vein quartz

The entire perimeter of the property has been secured with solar powered elephant fencing.
The 60 acres of land demarcated for agriculture has been cleared and necessary civil works such as culverts
and road ways have been built.


A fully operational state of the art automated and computerized water and fertigation management system
has been custom designed, manufactured and installed by Metzerplas Israel in the entire 60 acres. This
system is expected to give a two-fold increase in conventional yields. The irrigation system has a lifespan of
25 Years. To our knowledge, this is the only farm in Sri Lanka that uses a computerized fertigated drip
irrigation system in Sri Lanka.
5 tube well sites have been scientifically identified on the property. Drilling and usage has established that the
capacity yielded from 4 sites is sufficient to provide the water for the project. They are currently producing
water for the entire 60 acres of agriculture land. The water from these wells are connected automatically to 4
x 100 cub mtr capacity water storage tanks. The system is set to operate automatically and irrigation is given
by gravity feed, which again is computer controlled to deliver water and fertigation as is critically needed to
each of the plants. The Talgil computerized irrigation system has also got the capacity to detect snags and
communicate information via satellite to enable constant monitoring of the crop.
A 6,000 sq. Ft. Storage/office facility has been erected on the property. This facility is not sufficient for the
production output of the entire 60 acres. Some modifications will need to be done as harvesting begins and
expansion will be required once the entire project is under cultivation and harvesting of all crops including
coconuts begins. These costs have been included in the projected cash flow.

The project currently runs off a 42 kVA generator. A CEB connection will be required and these costs have
been included in the projected cash flow.
The electric fences run off solar power.
