Example of a recent term sheet:

Borrower was buying a value added a retail center for $940,000.00 it needed $290,000 in capital improvements, tenant fit out and leasing commissions, plus closing costs. They received a term sheet for a 1st mortgage and the equity of 100% of the deal. JV Team would own 50% the buyer would own 50%. Once JV Team gets paid off the buyer would own 65% and JV Team would own 35%. So the buyer would own 65% without any money into the deal.
