New Construction Real Estate Projects (40 Million & Up)

We provide financing using a 80/20 model. The Builder or Owner for a real estate development project will need to contribute 20 percent cash equity. The Lender provides 80 percent in draws.

The down payment of 20% of the project can be borrowed.

The minimum project size is 40 million USD. The maximum drawdown is 20% per month subject to insurance and construction draw size.

Interest only. Currently, 1 year US Libor plus 200 basis points. 4-year term plus another option to roll over for another 4 years. Interest payable quarterly, calculated on amount advanced. No prepayment penalty after 12 months.
