The two commercial buildings to be sold are located in Nanjing, the capital city of Jiangsu Province, about 10 kilometers away from the CBD area, the land to which it belongs is for financial and commercial purpose, and the buildings are located at the nearby of the interchange of two subways, with convenient transportation and superior geographical location, which is suitable for office uses.
The complex is composed of two buildings (Building 1 and Building 2), covering an area of 78,667 square meters, with a total construction area of 33,000 square meters and an open space area of about 6,000 square meters, with a total of 210 parking spaces and complete fire fighting facilities. The useful life of the immovable property certificate shall be from July 2012.
The current state of the complex: the buildings are under bank mortgage and there is litigation, but the ownership of the building is clear and will not affect the sales transaction. At present, Building 1 can be cleared for lease, and Building 2 has a lease for the remaining 8 years.
The complex is valued at US$ 114 million and the shareholder plans to sell it at a price of US$ 52 million.
