This is a one-of-a-kind opportunity to own a highly successful and profitable adventure lodge located in Alaska. The lodge offers guided fresh and saltwater fishing as well as a variety of wilderness sport activities.
Located in Southeast Alaska, the lodge sits on over 5 acres with add 789 feet of ocean front in a private, protected harbor. In addition to the main lodge, there are several different types of guest accommodations as well as crew and staff quarters and infrastructure to make the lodge self-sustaining. The dining facility is permitted for 100-person occupancy, and the lodge can very comfortably accommodate up to 50 guests but is reducing their capacity to 32 starting in 2021 to provide a more intimate customer experience.
Operating from late June to mid-September, their adventure packages are all-inclusive, covering: round-trip float plane transportation, meals and accommodations, fishing gear, fishing tackle and bait, guides, fuel, rain gear and footwear, freshwater waders and boots, fish processing and vacuum packing, and transport boxes for guests to take their catch home.
The lodge was closed to guests in 2020 due to the pandemic but has surpassed booking projections for 2021 with a 100% sell out. This is primarily due to the (in excess of) 90% re-book rate. Bookings for 2022 are 25% over previous year to date with a sellout of 2022 expected by the end of the summer 2021 operating season. The lodge’s long-established track record of profitability and strong base of repeat customers allowed the lodge to weather recent economic challenges and gain a significant market share of travelers in the coming years. The majority (90%) of the lodge’s marketing materials are on-line and the primary marketing is word-of-mouth and re-bookings.
